One Lincoln Street
In 2022, financial services giant, State Street Corporation, relocated their world headquarters from One Lincoln Street to One Congress Street, leaving behind 28 floors of tenant space, a full-floor commercial kitchen, 6 trading floors, and a vast data operations center. With the buildings' infrastructure catering to State Street’s unique and sophisticated technical needs, the property managers construction goals were to reconfigure the building to support future tenants, resulting in extensive demolition throughout to prepare the building for a new host of tenants.
Turnkey White Box Spaces
Of the 28 floors Unified was contracted to work on, 22 of the floors had been fit out for State Street's administrative and executive spaces. Each of these floors' architectural elements were removed which included flooring, walls, interior glass, bathrooms and over 300,000 square feet of furniture. After all finishes were removed, the remaining concrete floors were grinded down to a smooth finish and select mechanical systems were dropped and disposed of.

This being a large- scale project, and to mitigate noise levels around an occupied floor, Unified maintained two shifts of 15-20 laborers throughout the entirety of the 14-month schedule along with a dedicated project supervisor and mangement team. Of these 22 contracted floors, 7 of them were converted into white box spaces, engaging subcontractor- Boston Paint and Causeway Contracting- for painting and drywall patching to complete these spaces for broker showings and provide a clean slate for future tenants to customize their new space.
Before Unified's work commenced, Sullivan & McLaughlin, Patriot Plumbing, Northeastern Mechanical, and Atlantic Fire Protection all performed decommissioning of their respective trades.

Data Centers
A unique part of this project was the 6 floors that were dedicated to the tenant's trading operation floors. The sophisticated infrastructure for these operations were exposed throughout the demolition process. Spanning across 100,000 square feet, we removed the raised data flooring and conduits, working closely with our electrical subcontractor on the make safe process and to convert the dry fire protection system to a wet fire protection system.

Commercial Kitchen & Servery
Unified was also contracted to completely demo the 30,000 square foot commercial kitchen, servery and dining space located on the 7th floor. Our crews cut up and removed all kitchen and servery equipment and furniture, bringing the pieces down the freight elevator before disposing of them in dumpsters and compactor.
The entirely of the flooring here was tile with a thick, 4" substrate that our team demo'd using chipping guns and shovels to load the debris into hampers.

Rooftop Demo & Crane Work
The scope items for work on the rooftop required precise coordination with the building managers and our subcontractor, CJ Shaughnessy who provided crane services that aided us in removing 3 generators, 3 AHU's, penthouses and 30,000 square feet of stone pavers from the rooftop.
After cutting all mechanical enclosures in multiple sections before taking down the generators, we successfully removed all mechanical elements, dedicating one day per week to this work for 4 consecutive weeks.
